Every high-rise tower, township and long residential block is built with expansion joints — deliberate gaps that let wings, towers and floor plates expand in heat, contract in cold, settle and sway in wind or a tremor without cracking. The joint is where all that movement is managed. When its cover or seal fails, water pours in and the crack telegraphs through the finishes on every floor.
In residential high-rises the joints that matter most are between adjoining wings and towers, along podium slabs that connect blocks, down long corridors and lift lobbies, and the seismic joints that separate tall blocks so they can move independently in an earthquake.
Common failures we are called to fix: torn or perished rubber inserts, loose and rattling cover plates, sealant that has hardened and split at the joint edge, and buried podium joints that were never detailed to carry the finishes above them. On a warranty-driven society building, a leaking joint is a recurring bill for the whole association.

My top-floor flat leaks every monsoon — where do you start?
Almost always the terrace above. We inspect the roof for failed coatings, ponding and cracked joints, then specify a liquid-applied or membrane system with the parapet, drains and any expansion joint properly detailed — because most terrace leaks start at the edges and penetrations, not the open field. Can a bathroom or basement leak be stopped without breaking everything?
Often, yes. For active leaks through walls, joints or cracks we use PU and acrylic injection grouting, which seals the water path from small ports rather than demolishing the finish. Where the wet-area membrane itself has failed, some breaking is unavoidable — we will tell you honestly which case you have.
Why does our high-rise need expansion and seismic joints?
Tall towers, long corridors and connected blocks move — they expand in heat, contract in cold and sway or settle over time, and separate blocks must be free to move independently in a tremor. Expansion and seismic joints absorb that movement so the structure and finishes do not crack. Our Dseal covers and joint systems are made and installed for exactly this.
Do you work with housing societies and builders on an ongoing basis?
Yes. Alongside one-off projects we offer annual maintenance contracts for societies and townships — pre-monsoon inspection and scheduled re-sealing of terraces, podiums, tanks and joints, with one accountable team and GST invoicing for society records. Ask us about an AMC.
