A shopping mall is one of the most demanding structures we work on: multi-level car parks taking constant vehicle loads, wide atriums that need seismic-rated joints, landscaped podiums sitting over occupied retail, and public floors that must look good while surviving thousands of feet a day. Every one of those conditions is a waterproofing and movement problem before it is a finish.
Commercial complexes concentrate risk. A single failed deck joint over a car park drips onto parked cars and shopfronts below. A basement that seeps damages tenant stock and trips electrical rooms. An atrium expansion joint that was value-engineered out becomes a cracked, tripping strip across the busiest walkway in the building. And because the mall is open for trade, remedial work has to happen around live retail — at night, in phases, with no dust and no smell drifting into stores.

Car park deck leaks
Multi-level parking decks flex under moving loads and pond water at ramps and drains. Without a trafficable deck membrane and properly detailed floor joints, water tracks straight through to the level below.
Atrium & large-span movement
Wide atriums, skylights and long retail malls move with temperature and seismic events. Under-specified joints crack the finish, snag trolleys and become a trip hazard across the busiest routes.
Basement & podium seepage
Deep basements sit below the water table and podiums carry landscaping over occupied retail. Poor tanking or a missed construction-joint waterstop shows up as damp walls, efflorescence and dripping soffits.
Floors that wear out fast
Food courts, service corridors and back-of-house take punishing traffic. Ordinary floors dust, stain and crack, and re-doing them means closing a revenue-earning area.
Aesthetics vs durability
Public areas have to look premium and stay flush, yet handle the same abuse as an industrial floor. Joints, coatings and finishes all have to earn their place on both counts.

Across a mall, the expansion joints are where movement, water and heavy traffic all meet — over car park decks, through wide atriums, across podium slabs and up the facade. Get them wrong and you get cracked finishes, trip hazards and leaks onto whatever is below. Dseal, manufactured by our group company Dseal Solutions Pvt. Common failures we replace
The usual story: a joint value-engineered down to a strip of sealant that has since torn; a floor cover that was never rated for traffic and now rattles or leaks; a mastic-filled atrium joint that cracked at the first temperature swing. Dseal covers use metal profiles with EPDM/TPR inserts sized to the joint width and movement class, so the system carries the load, seals the water out and moves as the building moves — for the life of the structure, not the warranty.

How do you waterproof a multi-level car park deck?
With a trafficable, crack-bridging deck membrane — typically a PU or acrylic-based system — laid over a properly prepared and falls-corrected slab, tied into the drains and turned up at every upstand. All deck expansion and construction joints are detailed with the right waterstop, sealant or Dseal floor joint cover so the whole surface, joints included, sheds water instead of leaking to the level below.
Which expansion joint do we need for a large atrium or skylight?
That depends on the joint width and the movement it has to absorb, including seismic movement. Wide-span atriums and skylights need large-movement or seismic-rated Dseal covers rather than a sealant fill, because the finish will crack if the joint can’t move. Share the joint width and drawings with us and we will specify the correct Dseal system for the span.
Can you do the work while the mall stays open?
Yes. Most of our commercial work runs at night and in phases around live trade, using low-odour, low-dust systems so stores and food courts aren’t affected. We plan the sequence around footfall and hoard off work areas — repairs, joint replacement and floor coatings can all be staged this way.
What floor finish suits a food court or public area?
For heavy-traffic public zones we use hardwearing epoxy or PU floors that resist abrasion, stains and cleaning chemicals, and are available in decorative finishes so they look premium as well as last. Our basement is already leaking — can it be fixed without digging up the podium?
Usually, yes. Live leaks through basement walls, construction joints and cracks are stopped from the inside using PU and epoxy injection grouting, which seals the water path without excavating the podium or landscaping above. We then repair and re-protect the affected surface.
